Building Costs

Every lot in Strawberry Creek Foothills (SCF) is a view/hillside lot. Having said that, this is not grazing, flat farmland. This page was not so much designed for hard numbers, but to set expectations. The rest of this page will focus mostly on the 50,000 ft view.

Twenty years ago it was possible to deliver a finished product for less than $150 per square foot. There are still some production home builders in the Valley that claim to be hitting that number, that may be a result of the volume builds. Today, realistically, you can expect to pay close to double at $300+/sq ft. That means a 1,000 sq ft home will cost you roughly $300,000 to build (excluding land cost).

Why so much? It's simple, things add up. Again, these are all rough numbers, but let's begin with a simple table of getting things ready:

At this point, you have spent roughly $60,000 to $70,000 (plus the cost of land/lot) and you have not even begun to build the actual home. You can begin to see how things add up. Having a lot with steep grade will also add to the cost with engineered retaining walls. Some can add an additional $50,000 - $100,000 to the prep phase. Even the logistics of hoofing materials up and down a steep hill now factor into your building cost.

There are endless ways to estimate the cost of building a home. Whether it be spreadsheets, websites, written contracts, all the way down to some guy who has a license telling you that he can build you your home for $100 a square ft. Even if you decide to build it yourself, do not forget about hidden costs such as travel to & from the Valley, wear and tear on your vehicle, etc. It all adds up.
